Buying process

How long does buying a property in North Cyprus take?
A resale purchase typically runs from reservation to keys within a couple of months. Off plan purchases follow the construction timetable instead, with your money moving in stages tied to progress. The final title transfer waits on government purchase permission, which commonly takes from a few months to a year but does not delay your use of the property.
Do I need to be in North Cyprus to complete a purchase?
Not necessarily. With a power of attorney, your independent lawyer can sign, register and complete on your behalf while you are at home. We still encourage at least one visit before contracts are signed, because no photograph can tell you how an area feels on a Tuesday evening.
What deposit is needed to reserve a property?
A modest sum sized to the property and agreed in writing. The deposit takes the home off the market, freezes the price for an agreed period and is credited against the purchase price. If the legal checks uncover a genuine problem, the standard reservation terms we use return it to you.
What does Ordently charge buyers?
Nothing. Our commission is paid by the seller or developer at the standard local rate, and the price you pay is the same as if you had walked into the sales office yourself. Verification, viewing trips and after sales help are part of the service rather than paid extras.
Can I buy off plan safely?
Yes, if the fundamentals are right: a developer with completed phases you can walk through, a contract registered at the Land Office, and stage payments linked to construction milestones your lawyer can verify. We only list off plan projects after checking the developer’s land title and track record ourselves.

Legal & ownership

Can foreigners own property in North Cyprus outright?
Yes. Foreign nationals take full freehold title, registered in their own name at the Land Office. The purchase requires permission from the Council of Ministers, which is routine for European buyers. The rules also limit how many properties a foreign buyer may hold, with allowances widened by the 2025 reforms and land capped at about 1,338 square metres, so your lawyer confirms your personal entitlement before you commit.
What is the military permission I have read about?
It is part of the purchase permission every foreign buyer applies for: a background check and a survey confirming the land is not in a restricted zone. Your lawyer files it after contracts are signed, it commonly takes from a few months to a year, and refusals for ordinary European buyers on verified properties are rare.
What are the different types of title deed?
Broadly three: pre 1974 foreign or Turkish Cypriot title, exchange (Eşdeğer) title granted in compensation for land in the south, and allocation (TMD) title. Exchange title makes up most of the market and is treated as secure locally; pre 1974 title carries a premium. We state the deed class on every listing.
Do I really need my own lawyer?
Yes, and we insist on it. An independent lawyer, chosen by you and acting only for you, conducts the title search, reviews the contract and registers it at the Land Office within twenty one days, which is your key protection. The fee is fixed, quoted in advance and some of the best spent money in the transaction.
What protects me between signing and receiving the title deed?
Registration of your contract at the District Land Office. Once registered, the vendor cannot sell the property again or mortgage it, and you hold full contractual rights. You can live in the property, let it, or sell your rights on while the permission process completes in the background.

Investment & returns

What rental yields are realistic?
It depends on the property, the season and the management behind it, which is why we refuse to quote a market wide number. For any property we list we share actual letting evidence from comparable units rather than projections, and we always talk in net figures after management, voids and running costs. Treat any projection that skips the cost side as marketing rather than analysis.
What purchase costs should I budget on top of the price?
The current headline rates: stamp duty at 0.5 per cent within twenty one days of signing, VAT at 5 per cent on new builds, and a title transfer fee of 9 per cent for foreign buyers when the deed transfers, plus legal fees. Rates change, so your lawyer confirms the current figures before you commit.
In which currency are properties priced and paid?
Prices are quoted in pounds sterling or euros and paid by international bank transfer to the accounts named in the contract. Daily life runs in Turkish lira, which generally works in favour of owners holding euros or pounds. A specialist currency broker usually beats a high street bank on large transfers.
Who looks after my property and rentals when I am not there?
Established management companies handle keys, cleaning, changeovers, guest communication and maintenance, charging either a share of rental income or a fixed monthly fee. We introduce vetted firms in each area and recommend comparing two or three rather than taking any single name on faith.
How liquid is the resale market if I want to sell later?
Liquidity varies by area. Kyrenia and the established coast resell fastest; newer eastern districts take longer while their markets mature. A realistic price, a clean registered title and good documentation matter more than anything else. There is no restriction on selling before your title deed has formally transferred.

Living in North Cyprus

Can I live in North Cyprus year round as an EU citizen?
Yes. Property owners apply for a residence permit supported by proof of ownership, income and a health check. Permits are annual at first, with longer term status after several years. The process is bureaucratic rather than difficult, and we guide every relocating client through their first application.
What is healthcare like?
Private clinics and hospitals in Kyrenia, Nicosia and Famagusta are modern, fast and inexpensive by European standards. A specialist consultation happens within days and costs far less than at home. Most residents carry private insurance, priced well below Western European levels and best arranged before the move.
Are there good schools for relocating families?
Yes. Private international schools around Kyrenia and Famagusta teach the British curriculum in English through to A level, with small classes, fees at a fraction of international school levels elsewhere in Europe, and experience welcoming children from abroad. Many families pair schooling here with university back in Europe or the UK.
What does day to day life cost?
A couple owning their home outright typically lives comfortably on a budget that would feel tight in Western Europe, including a car, weekly meals out and summer air conditioning. Local produce and eating out are markedly cheaper than at home; imported goods and electronics are not. Most arrivals find their money goes noticeably further.
Will I need to learn Turkish?
You can live comfortably in English, which is spoken in shops, hospitals and government offices, and the expat community is large. Even so, a little Turkish changes daily life for the better, and the free municipal courses double as one of the easiest ways to meet people.
