Rental income in North Cyprus is real, but it is earned, not automatic. The market splits into three streams: summer holiday lets, winter tenancies taken by remote workers and trialling retirees, and full year lets to students and local professionals near the universities. Most successful owners combine two of the three.
We do not print headline yield percentages here, because honest ones depend on the specific property, the season and the management behind it. What we can do is show how the income assembles and where it leaks, and for any property we list we share the actual letting evidence we hold rather than a projection.

A coastal apartment earns in two seasons. Summer brings weekly holiday lets at the highest rates but with the highest costs: changeover cleaning, linen, booking commissions and wear. Winter brings monthly tenancies at lower rates but with a single changeover, and the tenant pays the utilities. The blended result is what matters, and it is always less than the summer rate multiplied by hope.
Near the universities in Famagusta, Nicosia and Kyrenia the pattern is different: furnished apartments let on twelve month terms to students and staff, with lower peaks, fewer gaps and far less management effort. Owners who value predictability over peak income often do best there.
Short summer letting earns the most per week and costs the most to run: guest communication, platform commissions, cleaning and wear all scale with every booking. Winter winter tenancies earn less per week but run for months at a time, and blended strategies that go short in summer and winter in winter consistently produce the best net results in the portfolios we see.
The pure long let route matters near the universities, where demand renews every academic year without you chasing bookings. The income is steadier and the variance lower, which is a fair trade for owners who would rather not think about changeover days.
The pattern across the portfolios we see is consistent. Strong earners share four traits: a genuine sea view or pool outlook, walkable distance to a beach or the site’s facilities, fast reliable internet, now the first question winter tenants ask, and photography plus pricing managed professionally. Weak earners are usually generic inland apartments bought on projections nobody ever audited.
The administration is straightforward. Rental income earned here is taxed locally, usually through a withholding arrangement handled by your management company or accountant, and your home country will usually want the income declared too. A short conversation with your tax adviser settles how the two interact.
