Disclaimer
The honest limits of the information on this website, stated plainly rather than buried in small print.
Last updated
We put real effort into making this website accurate, and we still want you to understand its limits. Property markets move, laws change, and no website can know your personal situation. This page states plainly what our information is, what it is not, and where your own professional advisers must take over.
General information, not advice
Everything on this site, from guides and articles to market figures and cost estimates, is general information prepared with care for a broad audience. It is not legal, financial, tax or investment advice for you, because advice requires knowing your circumstances, and a website does not.
Before committing to any purchase, engage your own independent lawyer, and where your situation warrants it, a tax adviser familiar with your country of residence. We insist on the first for every client without exception.
No content on this site replaces your own independent legal and tax advice. This is not a formality; it is how buyers stay safe.
Figures, yields and forecasts
Prices, yields, taxes and cost estimates on this site are indicative for their stated date, drawn from our own research. They are offered honestly, and they will still age: markets move, exchange rates shift, and TRNC tax rates change more often than their European counterparts.
Past performance of the market, an area or any figure we publish is not a promise of future results. Where we model returns, we deliberately model conservatively, and even conservative models are models.
Listing accuracy and verification
Listings are reviewed before publication and updated when we learn of material changes, because properties change: completion dates slip, prices adjust, a new building can rise near a view. Sold and withdrawn properties are removed promptly.
Any check describes what was found on a given day. It reduces your risk; it does not eliminate it, and it never replaces the searches your lawyer performs for your specific transaction on the current registry record.
External links and third parties
Where we link to external websites, whether lawyers, currency brokers, management companies or official bodies, we do so in good faith, but we do not control their content and accept no responsibility for it. A link is an introduction, not an endorsement of everything a third party may ever say or do.
The professionals we introduce are ones we have worked with and rate, and you remain free to choose others. Whoever you engage, your contract is with them, not with us.
On the status of North Cyprus
North Cyprus is recognised as a state only by Turkey, and the island’s political question remains unresolved. This shapes the market in pricing, finance and title classes, in ways we discuss openly across this site rather than in a footnote here.
Nothing on this site takes a political position, and nothing in it should be read as a prediction of any settlement’s terms or timing. We describe the legal and market reality as it stands, and we keep clients informed when it moves.
