The agreement between you and Ordently when you use this website and our services.

These terms govern your use of this website and, in outline, our estate agency services. We have written them to be read, not merely scrolled past, and they are short by the standards of the genre, and nothing important is hidden in them. Using the site means you accept them, so here is what you are accepting.

Who we are and what we do

Ordently Ltd is a property agency specialising in North Cyprus, working with buyers from Germany and across Europe. We market properties on behalf of sellers and developers, review every listing before publication, and assist buyers through the purchase process.

Our services to buyers are free of charge; our commission is paid by sellers and developers at standard local rates, and a referred or direct buyer pays the same price either way.

Using this website

You may browse, save searches, create an account and share our content freely for personal use. You may not scrape the site at scale, republish our listing content commercially, attempt to compromise the site’s security, or use it to send spam or misleading material.

Accounts are personal; keep your credentials to yourself and tell us promptly if you believe yours have been compromised. We may suspend accounts used in breach of these terms, and we will tell you why if we do.

Listings and information

Listings are prepared from the documents and information we obtain from sellers and developers and from our own checks, and we work hard to keep them accurate. Even so, properties, prices and availability change, and a listing is an invitation to enquire rather than a contractual offer capable of acceptance.

Market commentary, yield figures and cost estimates on this site are indicative and general; they are not financial, legal or tax advice for your situation. Decisions of this size deserve your own independent lawyer and, where relevant, tax adviser. We insist on the first and recommend the second.

Nothing on this website constitutes legal, financial or tax advice. Your independent lawyer confirms every material fact before you commit to a purchase.

Our services and their limits

When we assist your purchase, we owe you honest information, verified listings and diligent coordination, and we take those duties seriously. What we are not: your legal representative, a party to your purchase contract, or a guarantor of a seller’s or developer’s performance.

The purchase contract is between you and the seller, reviewed by your independent lawyer. Our verification reduces risk; it does not transfer it to us, and it does not replace the legal work we require every client to commission.

Liability

We are liable for damage caused by our own negligence or wilful misconduct, and nothing in these terms excludes liability that law does not permit excluding, including for personal injury caused by negligence. For ordinary negligence, our liability is limited to foreseeable damage typical of this kind of contract.

We are not liable for the acts of third parties we do not control, such as sellers, developers, lawyers or the authorities processing permissions, nor for losses caused by information you withheld or decisions taken against our written advice.

Changes, disputes and governing law

We may update these terms as the business and the law evolve; material changes are announced on this page with a fresh date, and continued use after a change means acceptance. The version in force when you use the site is the one that applies.

If we ever disagree, talk to us first, because most matters resolve in one conversation. Formal disputes over website use are governed by the law of our place of establishment; your purchase contract has its own governing law, explained to you by your lawyer before signature.

Frequently asked

Do I pay Ordently anything as a buyer?
No. Our commission is paid by the seller or developer at the standard local rate, and the price you pay is the same as if you had approached them directly. Viewing trips, verification and after-sales help are part of the service.
Is a listing on your site a binding offer?
No. It is an invitation to enquire. Prices and availability change, and a purchase becomes binding only through a contract of sale reviewed by your independent lawyer and signed by both parties.
Can I use your photographs and descriptions elsewhere?
For personal use, such as sharing a listing with family or saving it for reference, of course. Commercial republication of our content, including our verification notes and photography, needs our written permission first.
