You Will Meet This Sofa Twice
There is a corner sofa in a show flat in Iskele that you are going to meet twice. The first time, it sits under warm spotlights beside a bowl of lemons nobody will ever eat, and a sales manager explains that for one tidy sum the whole apartment can look exactly like this. The second time is many months later, on a delivery day in your own new build, when two men carry something similar up the stairwell.
Whether those two sofas share anything beyond their shape is the whole question of furniture packages in North Cyprus. The package is sold in Act One and delivered in Act Two, and the contract you sign lives in the gap between them. So let us walk through both acts with the same list of items and watch what changes.
Act One: The Show Flat
Act One is staged with real skill. A developer in Kyrenia, Esentepe or Iskele furnishes one apartment beautifully and lets it sell the other two hundred. You walk through and register, half consciously, the same five things every visitor registers:
- a corner sofa that anchors the living room and asks to be sat on
- beds dressed in layered linen, with mattresses you press exactly once
- a fitted kitchen where the appliances hum quietly and the brand names reassure
- curtains, lamps, mirrors and prints, the layer brochures call decorative items
- a television already on the wall, playing a drone video of the coastline
The pitch that goes with it is simple: one price for all of it, delivered before handover, rental ready, nothing for you to arrange from Germany. Every word of that can be true. The show flat simply never says at what grade.
The package is sold in Act One and delivered in Act Two, and the contract you sign lives in the gap between them.
The One Number and the Sentence Under It
The package is quoted as one number on one line, and buying an entire home for a single figure is precisely the relief being sold. Underneath that number sits a short sentence, usually some variation of furnished to a similar standard as the show apartment. The word doing all the work in that sentence is similar.
Here are two questions almost nobody asks in Act One, and both are worth the mild awkwardness. First: is the furniture in this show flat actually from the package supplier's range, or was it staged separately for marketing? Second: press the mattress with your hand, then ask for its brand and model in writing. Mattresses are invisible in photographs and on viewing tours, which is exactly where a package can economise without anyone noticing for months.
Act Two: Delivery Day
Now skip forward. The block is finished, your key handover is near, and the delivery you paid for months ago arrives at the actual apartment. A sofa comes up the stairs with the same silhouette as the one you sat on, in a harder fabric on a lighter frame. The beds match the photos; the mattresses are thin foam versions of the one you pressed. The appliances carry a brand you have never googled, because the annex said or equivalent, and it meant it. The curtains, it turns out, were never part of the package at all. And decorative items resolves into two cushions and one framed print.
None of this has to be bad faith. Suppliers change, models get discontinued, and a loosely written annex legally permits every substitution above. The apartment is furnished, the letting photos can be taken, the promise is technically kept. It is just kept at the grade the small print allowed, not the grade the spotlights implied.
The Same Five Items, Second Appearance
Put the two acts side by side and the pattern is easy to see:
| Item | Act One, in the show flat | Act Two, if the annex is loose |
|---|---|---|
| Corner sofa | Branded frame, fabric you sink into | Same silhouette, budget frame and cover |
| Mattresses | Pocket sprung, hotel firm | Thin foam, fine for guests, tiring over years |
| Appliances | Recognisable European brand | No-name substitutes labelled equivalent |
| Curtains and lamps | Layered, fitted, warm light | Partly excluded, bare ceiling pendants |
| Decorative items | A finished, styled room | Two cushions and one print |
The fix is not suspicion, it is paperwork. Ask for the package inventory as an annex to the contract, with brands, model numbers and quantities, plus a delivery date tied to your handover. A precise annex turns Act Two into a faithful copy of Act One. A vague one turns it into an interpretation.
When the Package Honestly Earns Its Price
For some buyers the package is the right call even at show flat prices, and it is worth saying so plainly. If you own remotely and cannot spend a week driving between furniture stores, if you want the apartment earning rent from week one and every empty month costs real money, or if you are buying off plan and want the furniture arriving in step with handover, then a good package is not decoration, it is logistics. You are paying for import, transport, assembly, packaging disposal and one accountable delivery date on one invoice.
For a remote owner that service has genuine value. Declining it to save money, then spending the savings on flights, hotel nights and three separate delivery windows, is the classic false economy of this market.
When to Decline, and What Doing It Yourself Costs
Decline when the mirror image is true. You will live in the apartment yourself, taste matters to you, and you have, or can enjoyably make, time on the island. Furniture stores around Nicosia and Famagusta cover everything from flat pack to solid wood, local workshops build wardrobes to measure, and choosing your own home piece by piece is part of arriving.
As a rough planning range only: furnishing a one bedroom apartment locally to a solid mid grade often lands somewhere around 6,000 to 12,000 euros, a two bedroom around 9,000 to 16,000 euros, with mattresses and appliances the items worth spending up on. Treat these as orientation, not quotes, and confirm current prices on the island before you budget.
If you are comparing off plan projects now, do one thing before you reserve: ask us to request the furniture package annex from the developer, with brands and models, and hold it next to the show flat photos. Then browse the off plan listings below and send us the one where the two acts already match.
